The inspection does not include any guarantees or warranties of any kind.  This is a visual inspection 

only and no invasive action shall take place during the inspection.  Wells and septic tank conditions

are not included in the inspection.  This is also not a code compliant, local or otherwise, inspection. 

If this is necessary, the proper authorities should be contacted.  The inspector will provide informa-

tion based on the accessible areas and make recommendations according to the situation.  Due to

human frailty and the amount of time allotted to the inspection, not all areas of concern may be

identified and as with any home the prospective buyer should anticipate periodic upkeep and or

repairs.  The inspection will, however, bring to your attention significant details to help minimize

these concerns.
